                       Tax Clearance

The documents required to obtain a Tax Clearance letter are:

• Completed Tax Clearance Application

• $30.00 Processing Fee

• Notice of Decision or Petition from County and or City

• Tentative Map

Prior to the release of documents for recordation of a Lot Line Adjustment or Major/Minor Subdivision Project, an applicant needs to provide a tax clearance letter as part of the process stating that all real property taxes for the parcels subject to the CHANGE are prepaid. A condition for the release of a tax clearance letter is the payment of all real property taxes in arrears, as well as the prepayment of SECURITY TAXES AND SPECIAL ASSESSMENTS DUE on the subject property. The tax clearance letter is valid FOR 60 DAYS OR only from the date of issuance until the next installment due for the payment of real property taxes.
